The role is primarily based at our client sites in the Munster region. The principal duties of this position will include: The core function of the role is to be responsible for the delivery of planned and reactive maintenance of electrical and mechanical systems on a various client sites. Carryout complete preventive maintenance on equipment; review and improve maintenance routines; carry out trouble shooting and repairs to equipment when failures occur. Installation and commissioning of new equipment as appropriate. As an OCS Management Services Maintenance Technician, you will be assisting with the contractor co-ordination within our Client premises. This will also extend to monitoring access, including permitting sub-contractors on site. Responsibilities include: Liaising with Facilities Manager, Assistant FM & Hard services Co-ordinator to schedule self-delivery PPM’s Sub-Contractor PPM’s & reactive works. Assisting FM Team prepare progress reports and provide information for reporting Work with the FM team to Manage Planned Maintenance schedules & resources for each building under Facilities team remit Coordinating Sub-Contractor access & work permit issue Carry out contractor inductions for new contractors coming to site Logging & updating site maintenance related tasks on CMMS & keeping of hardcopy file back-up off maintenance records Report to and take direction from building facilities team whilst resolving issues at site & escalating when needed Report malfunctions of systems along with proposed solutions for improving system efficiencies Deal with staff, suppliers, visitors and contractors in a timely and courteous manner Ensure correct and safe use of hand and power tools on site and ensure that all equipment used on site is calibrated and certified/tested as required Maintenance of building lighting system including replacement of fittings and lamps on an ongoing basis Carry out various in-house PPM tasks on site in our Cork premises sites Fire Alarm Bell Test Smoke Extract Fans Etc. Logging call outs for breakdowns on site Raising and closing out hazcons Pricing supplies for reactive maintenance works and issuing reports on same to facility managers Provide support in the implementation of short & long term projects as required Foster a proactive approach to H&S & ensure work is completed/managed to a high standard of safety at all times Pursue continuous improvement, customer satisfaction & collaborate in a team environment Covering general operative duties as may be required during leave. Work with the Mechanical Technician on the Control of heating and cooling throughout buildings as required and in line with seasonal changes. BMS daily checks and resetting of BMS PC weekly. Weekly updates of the fire register for bell and full tests. Filing of hard copies of CMMS tasks in relevant folders. Working as part of the team, participate in the out of hours duty roster Note: These duties will change accordingly as the buildings evolve You are required to be flexible in this position and be prepared to undertake such other work as may reasonably be assigned to you by the company from time to time. Any other duties that may be reasonable required given the broad nature of the role and the time available. Qualifications/Requirements: Qualified in Electrical trade Full Driving Licence Experienced in maintaining commercial environments & providing hard services Demonstrate a good working knowledge of building services installations including HVAC/Electrical & other technical systems BMS systems familiarity Excellent Customer service Polite, welcoming and have a friendly manner & be an excellent team player Experience in CMMS and/or CAFM applications (SAP, Maximo, PEMAC, Concept Evolution, eMaint) is beneficial Proficiency in Microsoft Office applications including Word, Excel, and Outlook is required. A good appreciation of Facilities, Maintenance and Incident Management is desirable Awareness of Health & safety A flexible attitude and a proven record as a strong team player Reliable & a good timekeeper Be willing to develop new skills as needs arise Good communication (verbal & written) and interpersonal skills experience Good organisational skills and ability to prioritise workload efficiently & good problem solving skills Ability to multitask and keep multiple customer issues in progress at once Be well organised with an ability to work on own initiative or as part of a team Utmost discretion and confidentiality in all matters relating to work is essential Desirable Qualifications/Requirements: Facilities Management experience may be advantageous First aid trained Skills: Maintenance facilities Organisation Skills: Teamwork Good communication skills.
